My studio has an uncommon hot water heater. Environmentally friendly, and extremely efficient, it makes hot water only as it is used, storing none.
Equally odd however is the fact that it is located outside, as opposed to inside the building. Such a location is OK because it contains a small electrical heater within itself that turns on when the temperatures go below freezing, so cold weather will not break it.
Last night of course we were predicted to get a huge windstorm, which never occurred.
I was however concerned that I might loose electricity if the wind blew as predicted, and without that electricity the hot water heater’s delicate workings would freeze and break. This concern in mind, I decided to drain all of the pipes in the building, and the hot water heater, knowing that I could fill them right back up this morning.
Thanks to my plumbing genius I was able to accomplish this normally impossible task in about three minutes. When he plumbed my studio a few years ago, he truly thought of everything.
Into the basement, turn off one valve and no more water will flow into the building. Turn on two other valves and all the water in all the buildings pipes and fixtures flows out of them. Perfect.
I didn’t end up loosing electricity, so the exercise was not necessary after all, but it’s nice to know that any damage can be prevented so very easily.
